Draft Employment Lands Strategy

Have your say on the draft Employment Lands Strategy to help to set a strategic planning framework to guide the development of employment lands within Wollondilly over the next 20 years.

The draft Employment Lands Strategy provides a summary of the issues and opportunities associated with employment land in the Wollondilly local government area. It identifies strategies and actions to ensure that a range of developable employment land is available to meet projected demand and provide for future local jobs.

Recommended actions within the draft Strategy are included under the following five strategies:

1.Unlock an immediate supply of employment precinct land to support the expansion of existing businesses and attraction of new businesses
2.Secure a sustainable pipeline of employment land to meet future population demand
3.Identify development barriers and work to remove them to support employment precinct sequencing and delivery
4.
Create transparency and clarity in the planning system
5.
Promote Wollondilly as an employment and industry destination of choice


The Strategy is supported by the Wollondilly Employment Lands Background Report which includes a more detailed analysis of growth influencers, current supply and capacity, and the projection of future floorspace/land requirements to accommodate additional growth and capitalise on Wollondilly's strategic location.


Land Included in the Study Area

The draft Strategy considers land 'employment land' in Wollondilly. This includes land in the following land use zones:

  • IN1 General Industrial
  • IN2 Light Industrial
  • IN3 Heavy Industrial
  • B5 Business Development
  • B6 Enterprise Corridor
  • B7 Business Park

Other land use zones including the residential, special purpose, business and rural zones also significantly contribute to jobs and services across Wollondilly but are not considered by this Strategy.


Status of Draft Strategy

Council has endorsed the Draft Employment Lands Strategy for consultation purposes only. It does not yet represent Council policy. Community and stakeholder feedback will inform the final strategy.

  • It looks like there will be a big push to rezone land to employment lands. Does this mean my land will be rezoned?

    In short, no. The draft Strategy is a high-level strategy document which identifies actions to guide the future development of employment lands. Further investigation and consultation would be required before land can be rezoned.
