Development Controls Supporting Visitor Economy & Preserving Rural Values


Proposed Amendments to Wollondilly Development Control Plan 2016

Wollondilly Shire Council is inviting feedback on proposed amendments to its Development Control Plan (DCP) which relate to the tourist and visitor economy, and to land within the Metropolitan Rural Area of Greater Sydney.

The DCP document provides planning standards and controls to guide new development in Wollondilly, and is relevant to applications for development i.e. Development Applications.

The draft development controls would apply to some land uses related to events, tourism and the visitor economy. Amendments are also proposed to introduce controls for development in areas of the Shire which are identified as being within the Metropolitan Rural Areas of Greater Sydney.

Proposed Controls for Future Development in the Metropolitan Rural Area

The Metropolitan Rural Area (MRA) is a mapped area identified within the Greater Sydney Regional Plan. A large portion of the Wollondilly Shire is located within the Metropolitan Rural Area of Greater Sydney – this includes the rural towns and villages. The intent of the proposed controls is to ensure that future development in the MRA respects and retains the rural values of those areas.

You can access the interactive map to determine whether your land is located within the MRA and whether the proposed controls would apply. (Use the search bar beneath the map to search for your house address, lot number or road.)

Proposed Controls for New Tourist and Visitor Economy Uses

From 2021 to 2023, Council initiated and completed a series of amendments to its Local Environmental Plan (LEP) to promote the tourist and visitor economy. In particular, Council's Local Environmental Plan was amended to expand the range of land use zones in which these types of land uses could be undertaken. Please take a look at our summary document.

The proposed amendments to our Development Control Plan are to align with the Local Environmental Plan.
