Proposed Rezoning - Wilton Industrial Park

Now on Public Exhibition

In June 2023, Council received a draft Planning Proposal seeking to rezone land in the Wilton Growth Area on Wilton Park Road and Berwick Park Road, Wilton, for general industrial (employment uses).

The site of the proposal includes nine lots located at 10, 20, 30 Berwick Park Road and 25, 45, 55, 75, 85, 95 Wilton Park Road, Wilton.

It is 108 hectares in size and located to the southwest of the Picton Rd and Hume Highway interchange, immediately south of the site for the Wilton Town Centre.


Proposed Changes

The intended outcome of this proposal is:

  • Rezoning of the northern part of the site from RU2 Rural Landscape to E4 General Industrial, enabling the delivery of employment floorspace, to the immediate south of Wilton Town Centre.
  • To rezone Cumberland Plains Conservation Plan (CPCP) Avoided Land to C2 Environmental Conservation.

Other amendments being sought are:

  • Changes to the minimum lot size from 16ha to 1,500m2
  • Introduction of a maximum height of buildings of 20m
  • Provisions to address urban heat
  • Provisions to address the koala corridor.

The proposal aims to attract new industries and employment opportunities for the broader Wollondilly Shire. The Wilton Industrial Park is projected to deliver 1,511 ongoing local jobs, and 215,235sqm of employment space across 12 warehouse and distribution buildings.


Proceeding to Public Exhibition

Following preliminary consultation and consideration of other factors, Council resolved to support the draft proposal with additional conditions. The proposal was lodged with the State Government for a Gateway Determination. Gateway Conditions have now been met and the NSW Department of Planning, Housing and Infrastructure (DPHI) has authorised for the proposal to proceed to a Public Exhibition of the Proposal, which provides a second opportunity for the community and agencies to give feedback.
