Proposed Rezoning - Wilton Industrial Park

Preliminary Notification

Council has received a draft Planning Proposal seeking to rezone land in the Wilton Growth Area on Wilton Park Road and Berwick Park Road, Wilton, for general industrial (employment uses), while maintaining the existing rural zone on land identified for conservation under the Cumberland Plain Conservation Plan.

The site of the proposal includes nine lots located at 10, 20, 30 Berwick Park Road and 25, 45, 55, 75, 85, 95 Wilton Park Road, Wilton.

It is 108 hectares in size and located to the southwest of the Picton Rd and Hume Highway interchange, immediately south of the site for the Wilton Town Centre.

Proposed Changes

The Proposal seeks to rezone land on part of the site from RU2 Rural Landscape to E4 General Industrial to potentially facilitate 1,511 local jobs and 21.5ha of employment space in the form of 12 warehouse and distribution buildings.

Other amendments being sought within this part of the site are:

  • Changes to the minimum lot size from 16ha to 1,500m2
  • Changes to the height of building ranging from 16m to 20m

The western and southern part of the site, adjacent to the Nepean River, are to remain RU2 Rural Landscape, as Avoided Land per the Cumberland Plain Conservation Plan.


It is important to note that Council officers have not assessed this proposal, nor has the elected Council considered or formed a view on the proposal.

This preliminary notification is to spread awareness of the proposal and to seek community feedback prior to the proposal being assessed and being reported to the Local Planning Panel and Council. These assessment reports will include community feedback received during this preliminary notification period.


To help guide the Planning Proposal process and ensure the Wilton Growth Area is a place where people can live and work happily and healthily, Council would like to hear your thoughts on key elements of the concept, including:

  • The Proposal’s response to the area’s natural features
  • Transport access.
