Draft Planning Proposal to Rezone Land Adjoining Bargo Sportsground

Preliminary Consultation

Precise Planning Pty Ltd has lodged a draft Planning Proposal for Council's assessment for land adjoining the Bargo Sportsground. This proposal seeks to rezone land on 1A Kader St, Bargo for residential development. If supported, the proposal would enable the development of nine (9) residential lots with a minimum lot size of 3,000 sqm.


Location

The Draft Planning Proposal affects the following land:

  • 1A Kader Street, Bargo (Lot 1 in DP 635609)


Proposed Amendments

The Draft Planning Proposal seeks to make the following amendments to Wollondilly Local Environmental Plan 2011:

  • Amend the Land Zoning Map from RU2 Rural Landscape to part R5 Large Lot Residential, part C2 Environmental Conservation and part RU2 Rural Landscape.
  • Amend the Minimum Lot Size Map for subdivision from 16ha to 3,000 sqm (for the R5 Large Lot Residential zone).
  • Amend the Height of Building Map to introduce a maximum 9m height limit (for the R5 Large Lot Residential zone).
  • Amend the Natural Resources – Biodiversity Map to identify part of the subject site as Environmentally Sensitive Land.


It is important to note that Council officers have not assessed this proposal, nor has the elected Council considered or formed a view on the proposal.

This preliminary notification is to spread awareness of the proposal and to seek community feedback prior to the proposal being assessed and being reported to the Wollondilly Shire Local Planning Panel and Council. These assessment reports will include community feedback received during this preliminary notification period.
