Proposed Rezoning for West Wilton Residential

Preliminary Notification

Council has received a draft Planning Proposal seeking to rezone land in the Wilton Growth Area in the West Wilton Precinct, for residential and associated urban uses.

The Proposal seeks to rezone approximately 397 hectares of land to facilitate 2,350 residential lots, a neighbourhood centre, two (2) schools, playing fields and parks.

The site of the proposal includes lots located at the following locations;

  • Wilton Park Road, Wilton 2571 – Numbers 80, 90, 95, 100, 110, 120, 125, 135, 160, 165, 180, 210, 215, 225, 241, 245, 265, 290, 305, 310, 320, 324, 340, 360, 370 and 380
  • 570 Picton Road, Wilton 2571
  • Marcus Street, Wilton 2571 – Numbers 10, 20, 40, 55, 59, 105, 95 and 99
  • Roundhill Road, Wilton 2571 – Numbers 2, 3, 4, 5 and 6.

Proposed Changes

The following amendments to the development standards are proposed:

  • Rezone the current Rural Landscape (RU2) zone to Urban Development (UDZ), Environmental Conservation (C2), Large Lot Residential (R5) and Infrastructure (SP2)
  • Introduce a height limit of 9.5m for a majority of land and 12m for the proposed neighbourhood centre
  • Change the current 16ha and 40ha minimum lot size to 9000m2 for the proposed R5 (Large Lot Residential) zone and no minimum on the other land.
  • Reduce the curtilage of the following local heritage items:

- 'Kedron', 305 Wilton Park Road, (item no. I280), and

- 'Cottage', 180 Wilton Park Road (item no. I279).


It is important to note that Council officers have not assessed this proposal, nor has the elected Council considered or formed a view on the proposal.

This preliminary notification is to spread awareness of the proposal and to seek community feedback prior to the proposal being assessed and being reported to the Local Planning Panel and Council. These assessment reports will include community feedback received during this preliminary notification period.
