Appin Precinct (Part 2) Planning Proposal

Walker Corporation has lodged a Planning Proposal for the Appin (Part 2) Precinct. This proposal is seeking to rezone land on Macquariedale and Wilton Road Appin for residential development, a local centre and conservation land identified for conservation under the Cumberland Plain Conservation Plan.

The proposal seeks to rezone land at:

  • 90 Macquariedale Road Appin
  • 110 Macquariedale Road Appin
  • 525 Wilton Road Appin
  • 725 Wilton Road Appin.

The proposal consists of two separate sites across the Appin Growth Area, with the site on Macquariedale Road being 52.5 hectares in size, and the site on Wilton Road being 38.01 hectares. Both sites adjoin the existing approved rezoning of Appin Part Precinct.

The proposal seeks to rezone land from RU2 Rural Landscape to UDZ Urban Development Zone and C2 Environmental Conservation. This rezoning seeks to facilitate the delivery of a mix of approximately 1,312 dwellings, conservation land, local parks, the transport corridor and a local centre.

Other amendments being sought are:

  • Lot Size Map maintains 40ha for the C2 Conservation zone with no minimum lot size for the UDZ Urban Development Zone.
  • Amend the existing Transit Corridor Map to include the Indicative East West road and the Transit Corridor.


Council officers have not assessed this proposal yet, nor has the elected Council considered or formed a view on the proposal.

This preliminary notification is to spread awareness of the proposal and to seek community feedback prior to the proposal being assessed and being reported to the Local Planning Panel and Council. These assessment reports will include community feedback received during this preliminary notification period.


To help guide the Planning Proposal process and ensure Appin is a place where people can live happily and healthily, Council would like to hear your thoughts on key elements of the concept, including:

  • Response to natural features
  • The proposed local centre
  • Infrastructure requirement.
