Planning Proposal - Stringybark Drive, Bingara Gorge

Preliminary Notification - Open for Feedback

Wollondilly Shire Council is seeking feedback on draft Planning Proposal – 52 Stringybark Drive, Bingara Gorge.

Council has received a draft Planning Proposal seeking to amend the Wollondilly LEP 2011 by decreasing the minimum lot size map for the site, from 40ha to 250m².

The proposed site comprises:

  • part lot 207 DP1104390 and part lot 52 DP280092

The land is residual golf course lands and is adjacent to the green of Hole 01 and to the fairway of Hole 02.

This Planning Proposal seeks to amend the minimum lot size on land adjacent to the Ridgeline precinct (formerly known as Golf Town), located in the east of the broader Bingara Gorge site between Allens Creek to the east and Stringybark Creek to the west, with holes of the existing golf course directly to the east and west (see aerial map).



The proposal seeks the following changes:

  • Decrease the minimum lot size for part lot 207 DP1104390 from 40 ha to 250m² for the provision of 37 residential lots on part lot 207 DP1104390 and part lot 52 DP280092. It will include provision of an internal road and infrastructure connecting to the broader networks.
  • The part lot 207 DP1104390, which is the part lot proposed to be amended, is located within the eastern side of the Bingara Gorge Golf Course. 20 of the 37 lots are proposed to be built on this part lot with the remainder being built on part lot 52 DP280092.

A diversity of residential lots ranging from 251m² to 794m² has been proposed.

We are now seeking community feedback prior to the proposal being assessed and being reported to the Local Planning Panel and Council. These assessment reports will include community feedback received during this preliminary notification period.

To help guide the Planning Proposal process and ensure Bingara Gorge is a place where people can live happily and healthily, Council would like to hear your thoughts on key elements of the proposal.
