Draft Planning Proposal - Elizabeth Macarthur Agricultural Institute Site and Surrounding Lands

Preliminary Consultation

We recently invited feedback on a Draft Planning Proposal to amend Wollondilly Local Environmental Plan 2011 (WLEP 2011). WLEP 2011 guides planning decisions for the Wollondilly Local Government Area. It does this through zoning and planning controls, which provide a framework for how land can be used.

The Draft Planning Proposal seeks to amend WLEP 2011 to implement planning provisions which recognise the importance of the Elizabeth Macarthur Agricultural Institute (EMAI) facility at Menangle, and ensure that the future operations of the facility are not compromised by rural land use conflict from incompatible uses on surrounding land.

The Draft Planning Proposal seeks to make the following amendments to Wollondilly Local Environmental Plan 2011:

  • Amend the land use zone of EMAI from RU1 Primary Production to SP1 Special Activities – Research Station;
  • Introduce a buffer area map applying to non-urban land within 500m of EMAI site boundaries; and
  • Introduce a set of requirements that future development in the buffer area must meet in order to minimise any impacts on the EMAI facility and prevent land use conflict.
