A draft planning proposal has been lodged with Council to rezone land in Picton for commercial and general industrial uses. It is anticipated that this proposed rezoning will ultimately yield over 1,000 local jobs for Wollondilly.
Change in landuse zone from Rural Landscape (RU2) to Productivity Support (E3), General Industrial (E4) and Environment Conservation (C2)
Change in minimum lot size from 16ha and 100ha to 1500m2 for the E3 and E4 zones.
It is important to note that Council officers have not assessed this proposal, nor has the elected Council considered or formed a view on the proposal.
This preliminary consultation is to spread awareness of the proposal and to seek community feedback prior to the proposal being assessed and being reported to the Local Planning Panel and Council. The assessment and reports will include community feedback received during this preliminary consultation period.
To help guide the planning proposal process, Council would like to hear your thoughts on key elements of the concept, including:

Transport access
Impact on the existing Picton area.
The draft planning proposal is open for preliminary consultation from Wednesday 26 February to Wednesday 26 March 2025.

Initial Council Consideration

Submit to NSW Government for Consideration

If Council supports the draft planning proposal it will be submitted to the NSW Department of Planning and Environment for a Gateway Determination.
Addressing the Gateway Determination

Once a Gateway Determination has been received, Council works with the proponents of the proposal to address any issues identified by the state Government, such as additional studies that may be required or minor changes to the proposal itself.

Once Council is satisfied that the Gateway conditions have been met, the proposal is once again exhibited to both the public and a range of government agencies for comment.
